Does anyone knows how to download the 'design example' concerning the application note AN-785 (JESD204B Ip Core and AD9162 Hardware Checkout Report) ?

You can generate the design file on Quartus. Follow the steps on page 3 here: https://www.intel.com/content/dam/www/programmable/us/en/pdfs/literature/ug/archives/ug-design-ex-jesd204b-16.1.pdf
